The Asset Manager (AM) oversees a portfolio of real estate properties as relationship manager and problem solver. The AM works closely with other departments within the company, including our property management division. The AM will be responsible for the cyclical reporting accountability and ongoing operational oversight of properties that are both stabilized and in development. In addition, the AM will perform financial analysis; schedule and execute site visits and work closely with respective general partners and property managers to ensure the long-term viability of the assets.

Position Responsibilities:

  • Oversee reporting for a portfolio of properties that includes all real estate asset types such as senior housing, multifamily, industrial, commercial and retail.
  • Oversee, analyze and report on financial performance; monitor budgets (comparing to actuals) and reviewing occupancy levels (rent rolls) as necessary through construction, lease-up, and on-going operations.
  • Assist with the budget preparation process in conjunction with property management.
  • Identify issues such as under-funded reserves and significant variances in income and expense lines as compared to the approved budget.
  • Prepare and submit monthly, quarterly and annual reports for JV partners, investors, and lenders.
  • Coordinate the disposition/sale of assets as required.
  • Monitor overall operational performance of regional portfolios, and communicate progress and issues on operational issues with Calamar team and investors on an ongoing basis.
  • Evaluate property management and leasing/sales broker performance as required.
  • Conduct all necessary site visits (including tracking those outsourced) on a quarterly basis.
  • Review partnership agreements, regulatory agreements, financing documents and other sources to determine the enforceability of terms, financing structures, and constraints, as needed.
  • Ascertain and work to resolve issues through collaboration with general partners, property managers, lenders, and governmental/regulatory entities.
  • Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance.
  • Work closely with property managers and leasing agents to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis, and approvals.
  • Demonstrate industry, market, and project knowledge through recommendations and solutions.
  • Continually review marketing landscape for “best practices”, trends, market conditions, pricing tolerance and new market viability. Follow a systematic approach to invent and reinvent Calamar business practices, competencies, capacity and competitive advantage.
  • Research industry and market best practices in the product, process, technology, measurement systems, leadership and other relevant areas.
  • Act as the point of contact for the investors and partners regarding their interest in specific Calamar assets.
  • Act with professionalism and discretion when discussing confidential information with clients or employees.
  • Complete ad hoc assignments and/or projects required by the Calamar team.

Qualifications:

  • Experience in real estate and/or multi-family housing as an asset manager with stabilized and/or special assets portfolio. Experience in construction and development reporting preferred.
  • Candidate must have financial analysis skills.
  • Knowledge of multi-family real estate operations, including property management; marketing and leasing; budgeting; capital needs planning; financial reporting and compliance with financing covenants or regulatory agreements preferred.
  • Must have strong computer skills and thorough knowledge of Outlook, MS Word, and Excel.
  • Must have excellent communication and organizational skills.
  • Must have the ability to multi-task and work in a fast pace environment.

Education:

  • Bachelor’s Degree in Real Estate, Finance, Accounting, or related subject, or, comparable experience as an asset manager.
  • Experience in Argus, MRI, Yardi or other property management software a plus.
